Your CSV just needs to include an address column. We can work with a variety of formats: street address, city, state, and zip in separate columns or combined in one. If you’re unsure, just upload what you have and we’ll let you know if any adjustments are needed before processing.
We pull data from Zillow to provide estimated values, bedroom counts, bathroom counts, and square footage. These are automated value estimates. We always recommend using them as a starting point alongside your own due diligence.
Most orders are delivered within 24 to 48 hours. We’ll email your upgraded CSV directly to the email address you provide at checkout. For very large lists (5,000+ records), turnaround may be slightly longer. Contact us if you have a rush deadline.
Absolutely. That’s exactly how most investors use PropScan. Once you have your upgraded list, you can upload it directly to Yellow Letter HQ and use the values to personalize your check letters or offer letters with the property’s estimated value, or a percentage of it. It’s a seamless one-two punch.
Some properties, particularly rural or very recently built homes, may not have data available in our sources. In those cases, the field will be left blank in your CSV. You’re only charged for records where data is successfully returned. We’ll detail the match rate in your delivery email.
